Tenant improvement fire alarm

The suite is new. The fire alarm system usually is not.

A tenant improvement changes a building’s existing fire alarm system for one space: devices added, moved or removed, and the panel programmed to match. We carry that scope for general contractors, landlords and tenants, from the submittal to the acceptance test.

What decides a TI scope

Three things decide the fire alarm scope before anyone prices it.

The existing panel

The new devices join a system that is already there, usually on a panel someone else installed. We work on those systems, but what can be added and reprogrammed depends on the panel: some equipment needs the manufacturer’s software, training or system access before anyone can change it. It is the first question on a TI, so it is the first thing to tell us.

The space

The approved design for the suite sets which devices go where and how they tie into the building system. We work from the drawings you have. If the fire alarm layout is not drawn yet, say so when you send them.

The fire authority

Whether the change needs plan review, a permit and an acceptance test is the fire authority’s call. Where it does, we put the fire alarm submittal together, file it, handle the permit and arrange the acceptance test. Submittals, permits and the acceptance test.

An occupied building

The rest of the building stays open while the suite changes.

  • Changes to the building’s system reach beyond the suite. Tell us who manages the building and who is responsible for its fire alarm, so the work, the testing and any time the system is out of service are arranged with them.
  • If the building’s system is monitored, whoever arranges the monitoring needs to know when work and testing are happening, so test signals are not treated as real ones.
  • Occupied hours, access and secured areas decide when the work can happen, so they belong in the bid conversation, not after it.

What to send with a TI bid request.

  1. The TI drawings, and the fire alarm layout if it is drawn.
  2. The building address and the suite.
  3. The existing fire alarm panel make and model, and who services it now, if you know.
  4. The building manager or landlord contact for the fire alarm.
  5. The bid due date and when the work is expected to start.
